The delays that matter are rarely on site. They are decisions.

A benchtop cannot be templated until the cabinetry is in, and it cannot be ordered until you have chosen it. A colour still undecided in week two pushes manufacturing, which pushes everything else. The single best thing you can do for your own timeline is settle the selections early and leave them settled.

Consent is the other one. If your job needs it, add the council processing time to the front of everything above, and treat it as a range rather than a date.

The rule we work to is simple. If we find something, you hear about it that day, with a photo, a price and the options. Nothing gets fixed and billed afterwards.

Some of it is genuinely unforeseeable and it is fair that it costs extra. Some of it is not, and an experienced team should have allowed for it. Wiring in a 1970s house is not a surprise. Rot behind a sink that has been leaking for a decade is.

This is the part worth planning around. Council has a statutory 20 working days to process a building consent, which is about four calendar weeks. In practice Auckland has been running longer than that, and any request for further information stops the clock entirely until you answer it.

So a consented kitchen does not start four weeks later. It starts whenever the consent comes back, and that is a range, not a date. If you are working around school terms, a baby, or having family over at Christmas, that uncertainty matters more than the fee does.

Fees vary with the value and complexity of the work, so check the current schedule with Auckland Council rather than relying on a number in a blog post. If you are not sure which side of the line your kitchen falls on, the council also answers this directly on 09 301 0101.

Three quotes on the same kitchen: $38,000, $46,000 and $61,000.

The $38,000 one excluded appliances, tapware and the splashback, and had “benchtop: allowance” with no figure attached. The $61,000 one included a full natural stone benchtop the owners had not asked for. The $46,000 one was the only one that had priced what they actually wanted.

Once all three were rewritten to the same scope, they landed within about $4,000 of each other. The cheapest had never been cheapest. It was just the least complete.

A family was ready to extend their kitchen for more bench and cupboard space, until a redesign found the real problem: two deep corner cabinets nobody could reach into, and a pantry with three empty shelves at the very top.

New pull-out corner units and a slightly taller pantry with a step stool solved it. No extension, no extra square metres. Just storage that matched how they actually cooked.

One family set up a temporary kitchen in their garage two weeks before demolition started: a kettle, a microwave, and a folding table. It wasn’t glamorous, but dinner was never a crisis.

The actual “no kitchen” stretch lasted five weeks. Everything after that, they had a usable space again, even while the last finishing details were still being ticked off.

A family asked us to make their island bigger. Once we measured up, the island was not the problem. The fridge sat at the far end of the room, so every meal meant walking the length of the kitchen twice.

Moving the fridge to the end of the main run fixed the traffic, and the island stayed exactly the size it was. We rebuilt the cabinetry around the new position.

Layout decisions like that are worth settling before you get a quote, not during the build. Moving plumbing or taking out a wall is the single biggest thing that shifts a renovation budget.
