Do you need building consent for a kitchen renovation in Auckland?
Most kitchen renovations in Auckland do not need building consent. The ones that do need it are not harder jobs, but they do start later, and that is the part people are not told early enough.
Here is the line between the two, and what it means for your timeline.
THE QUICK VERSION
If the kitchen stays where it is, you probably do not need consent
Auckland Council lists remodelling an existing kitchen within the same space, with the sink left in its current position, as exempt under Schedule 1 of the Building Act 2004. New cabinetry, a new benchtop, new appliances and new flooring in the same footprint generally sit inside that exemption. Move the sink, move a wall, or alter the drainage, and you are into consent territory.

- New cabinetry and benchtop in the existing footprint
- The sink staying exactly where it is
- Replacing appliances like for like
- New splashback, flooring and paint
- Swapping a tap or a rangehood on the same run
CONSENT LIKELY
- Moving the sink, which means moving the drainage under it
- Removing or altering a load-bearing wall
- New plumbing runs, or altering the existing waste
- Structural work, or new penetrations through a fire separation
- Anything that changes weathertightness
WHAT IT DOES TO YOUR TIMELINE
This is the part worth planning around. Council has a statutory 20 working days to process a building consent, which is about four calendar weeks. In practice Auckland has been running longer than that, and any request for further information stops the clock entirely until you answer it.
So a consented kitchen does not start four weeks later. It starts whenever the consent comes back, and that is a range, not a date. If you are working around school terms, a baby, or having family over at Christmas, that uncertainty matters more than the fee does.
